Why Is Your Property Not Selling? 10 Things Worth Checking
Getting your property ready to sell in Portugal
Sometimes a property stays on the market for months even though it seems perfectly fine. The owner drops the price, changes the photos or refreshes the advert. But the real issue may be elsewhere: missing paperwork, the wrong positioning or a price that does not match what buyers see around them.
I prefer to check these things before the first viewing. Use this checklist to see how ready your property really is. And if it is already listed, it can still help you find what needs attention.

Start with preparation. It can help you avoid unwelcome surprises later in the sale.
This is a practical homeowner checklist, not legal confirmation that a property is ready to be sold.
Already listed but hardly getting enquiries?
I would start by comparing the asking price and photographs with similar properties and looking at how buyers respond. If there are viewings but no offers, the question is what is holding people back. Sometimes it is price, sometimes condition or sale terms. The feedback should guide the next step.
What I do before a listing goes live
I do not start with the advert. First, I review the property’s paperwork and condition, help set the price and positioning, prepare it for viewings and plan the sale process. Only then do we move to marketing, buyer enquiries and negotiations. That means fewer surprises that could have been addressed earlier.
